    Make It Happen

This is done by either rebranding and enhancing a current program or developing a new innovative approach that provides a win-win solution.

    Neighborhood Revitalization

For 25 years, I have been helping to revitalize neighborhoods through owner-occupied rehabs, new home construction, removal of blight, increased homeownership, neighborhood pride and beautification.  Starting with small successes that unify people to build a stronger neighborhood.

    Infill Housing Program

Developed/Implemented an Infill Housing program creating a Public – Private Partnership which put City owned, under utilized properties back on the tax rolls. This project increased homeownership, the tax base, property values, removed blight and stimulated the market. Which resulted in an increase in personal wealth for new and existing homeowners in the area.

    Neighborhood Redevelopment Projects

Help the City to meet their Neighborhood Stabilization Program expenditure deadline by implementing the Nehemiah project building 18 new homes in Sulphur Spring. All homes were under contract before construction was completed. The homes helped to raise property values and stabilize a neighborhood with a higher renter ratio. The project also enticed other developers to begin building new homes in the neighborhood

    Operation Reveille

In partnership with the County and THHI helped to make Operation Reveille a reality in Tampa in less than three months.  The program provided furnished apartments to homeless vets in one day.  The project was a public private partnership on steroids for a great cause on Veterans Day.  The project also included the rehab for Veteran homeowners.

    Construction Trade

Enhanced a Construction Trade Program offered by the Home Builders Association to rehab foreclosed/abandoned houses.  The class provided hands-on real world experience and include Lead Hazard Reduction Certification.

One home completed was used for the Officer Next Door program enhancing safety in the neighborhood.  Another class rehabbed a foreclosed townhouse complex.  Each student was responsible for rehabbing a unit with instructors using two units to provide hands on instruction.  The result was a rehabbed townhouse complex that increased homeownership opportunities, built the resume of the students and saw all 12 of the 14 hired at graduation with the remaining two students hired with 3 months of graduation.  The class also complete

    COVID Response to Homeless

When the Covid 19 was shutting down the nation. I partnered with Catholic Charities to create a Hillsborough Hope. A 100 tent facility to provide the homeless a clean safe place to shelter during the citywide lockdown. During the 65 days in operation, we served 210 homeless men and women and placed 76 of them into permanent housing. No residents tested positive for COVID-19.

    Commercial Redevelopment

As the Downtown Development Manager - I utilized new market and historic tax credits, investor equity and bank financing to help property owners restore historic properties to honour the community history while bringing new business and housing to everyone.

    Douglas Block

Kicked-Off the Douglas Block Revitalization with an Oral History project interviewing former residents and visitors to the area during its heyday as the African American economic hub.  Using the Oral History to inform the reconstruction and historic restoration of the area to include recreating the business mix and introducing residential units.  Secured EPA assessment and clean-up funding to start the project, Brownfield Economic Development Initiative funds, New Market Tax Credits, Brownfield Tax Credits, Historic Tax credits, State grant funds, and Bank financing to complete the restoration.  Assisted in the project management and secured tenants to occupy the spaces with 90 % occupancy within one year of the Certificate of Occupancy.

The grand opening included a film developed from the Oral History and restoration process.

    DT Dreamer

As the Downtown Development Manager - I utilized new market and historic tax credits, investor equity and bank financing to help property owners restore historic properties to honour the community history while bringing new business and housing to everyone.

    BGC Fundraiser

As a Board Member for the Boys & Girls Club changed the annual fund raisers from a dinner to a celebrity golf tournament. Solicited Phil Ford (Rocky Mount native) to serve as host for the even which included both NBA, NFL and college players to raise over $150,000. The event helped Phil Ford give back to the community, the Boys & Girls Club to meet its funding needs and the community retained quality childcare.
